Probate Valuations
A probate valuation establishes the open market value of a residential property as at the date of death. Our RICS-regulated reports support executors and solicitors through probate applications, Inheritance Tax calculations and estate administration.

What is the basis of the valuation?

The valuation reflects the price the property would reasonably have achieved on the open market at the date of death — not a forced or distressed sale.

Date of death value :
the figure returned to HMRC for Inheritance Tax purposes, based on comparable evidence of sales around that date.

HMRC-compliant reporting :
our reports are prepared to RICS Red Book standards and are accepted by HMRC and the District Valuer.

How does the process work?

We inspect the property, assess its condition and characteristics, and research comparable sales evidence around the date of death before preparing a formal valuation report for the executors or their solicitors.

What if HMRC disputes the figure?

If the District Valuer queries the valuation, we can provide supporting comparable evidence and, where necessary, negotiate the figure on behalf of the estate.
