
What is the basis of the valuation?
Each valuation is prepared for the specific tax purpose instructed, on the relevant statutory valuation date, and in accordance with RICS Red Book standards.
Capital Gains Tax :
establishing the acquisition or disposal value of a residential property for CGT purposes, including 31 March 1982 rebasing for assets held since before that date.
Stamp Duty Land Tax :
valuations to support SDLT calculations where the transaction price may not reflect market value, submitted to the District Valuer.
How does the process work?
We inspect the property where appropriate, research comparable evidence for the relevant valuation date, and prepare a reasoned RICS-compliant report suitable for submission to HMRC.
What if the District Valuer disputes the figure?
We can provide supporting comparable evidence and negotiate with the District Valuer on your behalf to reach an agreed figure.
